A narrow plan changes the order you design in

Most terraces are four to six metres wide, and a fair slice of that is party wall. There is no spare width to absorb a mistake. Move the stair by 300mm and the kitchen loses a drawer bank. Push the island out by the same amount and two people can no longer pass behind it.

So the plan gets settled first. Where the stair lands, how wide the hallway really needs to be, whether the rear lean to stays or goes, where the laundry hides. Finishes come after that, once the walls have stopped moving.

The front to back habit is worth breaking too. In a terrace the best light sits at the rear, so the living space belongs there, next to the courtyard. The front room becomes the quiet one, a study or a spare bedroom.

Getting light past the middle of the house

The middle room is where terraces fail. It sits between two party walls with no external wall to take a window, so it borrows whatever the front and back can spare.

A light well is the strongest fix and the dearest one. It costs you floor area on every level it passes through, and it needs a real answer for rain, privacy and the neighbour's outlook. Often a skylight over the stairwell does more per dollar, because the stair is already the one open shaft running through the house.

Smaller moves still count: an internal window above a doorway, a glazed panel beside the rear door, or a bathroom that trades its solid wall for fluted glass. Pale ceilings help whatever light does arrive travel further.

Storage inside a heritage footprint

You cannot widen a terrace, so storage has to come out of the plan you already have. There are five places worth going after.

Wardrobes cause the usual fight. A bedroom three and a half metres wide cannot spare 600mm of depth without feeling mean, so we draw shallower joinery or push the hanging space into the chimney breast recesses these rooms already have.

• The party wall, which is the longest unbroken wall in the house and earns full height joinery in at least one room.
• Under the stair, usually enough for a coat cupboard, a wine store or a stacked laundry, depending on which one you need to lose.
• Above door height, since these ceilings are tall and the top 600mm of a room is dead space in most houses.
• The courtyard, because bikes, bins and a pram need a home or they end up living in the hallway.
• The subfloor, worth measuring before you rule it out.

What the street sees, and what it does not

Paddington and Woollahra sit inside conservation areas, and Bondi has its own protected pockets. That shapes the front of the house far more than the back. The facade, the verandah and the first two rooms carry the heritage weight. The kitchen, the rear living space and the bathrooms are where a contemporary interior earns its place.

Your architect or heritage consultant sets the line with council. We work behind it, keeping the original ceiling roses, fireplaces and skirting profiles at the front, then letting the rear read as its own era instead of a copy of 1890.

Terrace clients get more out of the virtual reality walkthrough than anyone else we work with, because a 4.5 metre wide room is hard to judge from a flat drawing. Standing in it before the builder prices the job changes decisions while they are still cheap to change.

The studio then drafts the joinery, the kitchen and the wet areas in enough detail that a cabinetmaker can quote from the drawings. Site visits happen where they matter, usually at set out, joinery check and install.

Questions terrace owners ask

Four that come up on the first call.

• Do you take interior design Sydney projects outside Paddington, Woollahra and Bondi? Yes. The same stock runs through the inner west and the inner south, and the constraints behave the same way.
• Can you work with the architect we already have? Yes, and on a heritage job that is the usual arrangement.
• What about a semi rather than a full terrace? A semi gives you one external side wall. That is a real advantage, and it normally belongs to the middle of the house.
• How early should we call? Before the plans are locked. Light and storage are decided by the plan, not by the finishes.
